$1,100 · Looking for a roommate for a 2 bedroom 1 bath ground floor suite

I’m looking for a roommate to move into a centrally located, two large bedroom and one bathroom basement suite. It’s located on a quiet street, in a great location close to Uptown Mall and right off the Lochside Trail and the Pat Bay highway— easy access to downtown, the West shore, UVic, and Camosun . The suite is spacious with its own private entrance, well-kept and bright. Separate laundry (washer & dryer) located in the suite. There is a heat pump as well as an electric fireplace. The rent is $1100 ($2200 total, split equally between two) and electricity is split 50/50 with upstairs owners, while all other utilities (water, waste management, garbage pickup, recycling pickup) are included. A parking spot is available. The photos show the suite as unfurnished but it will be mostly furnished with a few of my belongings (loveseat, television, coffee table etc.). It is a large suite however, so there is a bit of extra room for a few extra furnishings if desired. The extra bedroom itself however is unfurnished. About me: I’m a mature female 3rd year UVic student in my 30’s studying biology and environmental studies. I love walking, biking, hiking, and generally all things outdoors. I am easy-going, clean, respectful, quiet and conscientious – and am hoping to share the space with someone who is the same. It would be ideal to find someone of a similar age (mature student or working professional) as I would enjoy connecting and occasionally hanging out with the person who shares the space, as opposed to being passing ships in the night. I do, however, like and respect time alone as well. I am looking for one individual person to co-sign (with myself) a year long lease. Additionally, the owners who live above are good friends of mine, so I can vouch for them as kind, respectful, responsible and considerate landlords. Landlord preferences: Conscious consideration of noise and cleanliness levels are a must so no loud music, instruments, or parties please. No pets, smoking, vaping, or drugs.
