Thank you for your interest in Lang Cove Housing Cooperative. Lang Cove is a self-governing non-profit housing co-op, established in 1988, under the British Columbia Co-op Act. We are a diverse family-oriented community consisting of 50 housing units, which are mainly stacked townhouses. We are located close to the ocean on Grenville Ave near Esquimalt & Admirals Rd in Victoria, BC. Set on 5 acres, we have shared greenspace, space for children to play, beautiful gardens, and a common room that we use for meetings, which members can also book for private functions. We have 6 one-bedroom units, 16 two-bedrooms, 21 three-bedrooms and 7 four-bedrooms. Included in this are 2 handicapped/accessible units (1 one-bedroom and 1 two-bedroom). We make special note of this, as most units have at least one or two stairs to enter, and the 3 and 4 bedroom units are split level. Lang Cove buildings and common areas are smoke-free. This is enforced in our Occupancy Agreement, stating that both residents and their guests will refrain from smoking within a unit, and/or within 6 metres of inhabited buildings, doors, patios, windows, balconies, etc. Housing co-ops are built on community and volunteer work to keep housing costs as low as possible for all members. Ideal applicants for membership are enthusiastic, community-oriented, and committed to helping out where and when they can. Our Board of Directors, who administrate our community, consists of resident members who are nominated by the membership and voted in at our annual general meeting. The board is responsible for governance, and ensuring other volunteer members are supported in order to achieve success. Many hands make light work. The majority of our 50 units are designated as ‘market’ units, with housing charges sitting at nearly 30% of the cost of similar accommodation in the local private rental market. Families and individuals applying for market units must meet our minimum income requirements to be considered for membership (see table on page 7). We have no income ceiling. Our community also offers the opportunity for a select number of subsidies to be available for those who may not meet the minimum income requirements for membership, providing they do meet eligibility criteria. Financial information is kept private, so the general membership does not know which units or members benefit from subsidy. If your family needs a subsidy, you must advise, and then information can be provided. Subsidies are not always available within our community. It is also important to understand that we cannot guarantee that subsidies will be available over the long-term. Please keep in mind that cooperative housing is a lifestyle choice and it’s not for everyone. You are applying to join a community and there are expectations around that. You may choose to help run the business side of the co-op, do minor maintenance and repairs, maintain gardens, plan social and educational events, and/or get involved in other community building activities which suit your talents and skill sets; it is essential that all households participate in some aspect of community life. When there is a vacancy, active applications on file will be reviewed and the suitable applicants will be contacted for an interview based upon their current eligibility. Appropriate financial documentation will be required at time of interview. You must also pass a credit and rental history check before an offer can be made. Proof of liability insurance is required before move-in, as is proof of spay/neuter and up-to-date vaccinations for your pet. If accepted for membership, you will be required to pay a share purchase of $4,000, which acts much like a damage deposit, but also gives you voting rights at membership meetings. The share is to be paid in full at the time of acceptance and does not incur interest over time.
